Wholesaler aka Flipping
Real estate wholesaling typically consists of two individuals or companies. One individual/company acquires a contract from the seller of the property and assigns the same property to another individual/company, this person is titled as the end buyer. The end buyer then assumes the responsibility of the terms and details originally agreed upon with the wholesaler, with an added assignment fee to be paid to the wholesaler at closing.
Many individuals or start up real estate companies choose to begin their real estate career as a wholesaler, initially. Being a wholesaler, allows them to earn money, without a lot of money having to be invested. The largest investment a wholesaler provide, is TIME. They shop for the off market deals, negotiate the deal, and pass it forward with an assignment fee to their end buyer.
